What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be paying for more space than you have! Unless a certified appraiser has recently completed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service will ensure that you're paid fair market value for your property. Living space is one of the biggest elements potential buyers examine when purchasing a house — but since these values are frequently approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a previous appraisal or measurement service executed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property closes at a price that appropriately reflects true market value, we advise seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool for getting potential buyers interested since they can review the layout and features of the home before and after a showing.
